Shown here is one of the retrofitting projects we participated in, involving the remodeling of all the technical areas of the development. A historical icon in the Ipiranga neighborhood of São Paulo, Colégio São Francisco Xavier holds a special place in our history. We carried out a complete renewal of its installations, prioritizing modernization, management efficiency, and system longevity. To achieve this, we implemented the utility center concept, bringing together hydraulic and electrical systems in a single operational core. In addition, we developed a flexible infrastructure capable of supporting future expansions and adaptations, ensuring long-term practicality and safety.
In low-income housing projects, our focus is on creating practical and economical solutions that provide residents with comfort and well-being. To that end, we design projects emphasizing ideal water pressure for comfortable showers, efficient heating systems, and sanitary safety measures. This way, we ensure better quality of life for the residents and meet the needs of developers.

To do so, we implement advanced technologies such as modular generators, frequency inverters, and condensing boilers, ensuring high thermal efficiency while reducing gas consumption. Strategic alliance in electrical systems: FE Projetos
With extensive experience in high-rise buildings in the São Paulo market, we tackle challenges involving mixed uses and varying heights. Our team conducts demand and flow simulations using classic methods combined with modern probabilistic approaches. These strategies provide large buildings with better adherence to real-world operations and enable efficient use of materials and equipment, resulting in cost savings. The outcome is sustainable building hydraulic systems with appropriate configurations and high pumping performance, always aligned with environmental goals and technical requirements.
Strategic alliance in electrical systems: FE Projetos
Why not seek energy efficiency in hot water systems already installed in hotels—as a true act of sustainability—without affecting guest comfort? To answer this challenge, we defined actions and applied new technologies in a real installation of a hot water plant in a pilot hotel.
We used high-efficiency condensing boilers and PV-T hybrid solar panels—a technology that combines heat generation for water heating and electricity generation through photovoltaic cells in a single collector.
The system was carefully instrumented and evaluated, with data collection to measure energy efficiency. Our goal was to offset system losses and reduce consumption without sacrificing comfort. As a result, the shower in this hotel became not only comfortable but also much more environmentally friendly.
Strategic alliance: Solve Engenharia
We research innovative solutions for the installation of service lines in residential and commercial segments, using directional drilling equipment to minimize construction impacts and optimize execution time.
Keyhole technology was studied to redefine the installation process, allowing faster, more precise, and less invasive interventions. This ensures higher construction quality, reduced operational costs, and preservation of existing infrastructure, making the process more efficient and sustainable.
Strategic alliance: Lunica Consultoria
We conducted performance tests with the Vitovalor fuel cell from VIESSMANN to assess the feasibility of micro power generation (microCHP) in Brazil, where this market is still largely unexplored. In densely urbanized areas, where photovoltaic generation is often unfeasible, gas infrastructure emerges as an alternative for energy microgeneration.
A 1 kW microCHP system can meet the electricity and hot water needs of a household. Our study included a technical-economic analysis of this solution, considering different residential and commercial profiles, reinforcing the potential of gas as a clean alternative energy source in densely populated regions.
Strategic alliance: Lunica Consultoria
In partnership with Comgás, we developed Brazil's first microgeneration plant study using a Yanmar CHP system at Academia BioRitmo in Moema.
We assessed the implementation with utility providers and verified its technical and economic feasibility, monitoring the consumption of electricity, natural gas, and generated thermal energy.
The project's success enabled the utility company to replicate similar initiatives and create new business models. Additionally, we expanded our expertise in energy resource management and system efficiency.
Since 2012, IN Prediais has developed specialized BIM content for manufacturers in the building systems industry. Along this journey, we created GETBIM—a digital platform dedicated to managing BIM libraries, optimizing the development and standardization of components for complex projects.
By adopting IFC-format models, we accurately identify clashes between systems, avoiding installation conflicts and rework. We also achieve more reliable cost estimates and optimized resource use, increasing financial predictability and overall project quality.
Our work at the Olympic arenas in Rio 2016 posed a large-scale technical and strategic challenge, directly impacting urban development. We provided infrastructure system consulting, analyzing water supply, drainage, sewage, and electricity systems, with a focus on compliance with rigorous engineering standards. We also reviewed design premises, mitigated physical interferences, and anticipated operational risks, ensuring efficiency and continuity during execution.
We analyzed the drainage system of a warehouse located in a major distribution center in São Paulo (LEED-certified project), whose roof was connected to a surface drainage system prone to flooding. We identified flaws and proposed corrective measures that were cost-effective and feasible within the project timeline.
